With new blooms sprouting, the sun shining, and the real estate market in full swing, spring is the perfect time to show your property some love. The outside of your home is the first thing visitors—or potential buyers—see when they arrive, making a fresh and welcoming exterior all the more important.
"Whether or not you're selling, spring curb appeal allows you to fall in love with your home again," says Marco Pedri, a real estate broker in Mississauga, Ont. "It helps you see how much value and potential there is in your home."
Why does curb appeal matter?
From lively flowers and sprouting grass to a fresh coat of paint, the spring season gives homeowners an opportunity to breathe new life into their properties. For sellers, a refreshed exterior also offers up the opportunity to present their house in the best light possible.
"Curb appeal is an underlooked item that can provide a high return on investment for the effort you put in," says Pedri.
6 tips to boost your curb appeal
1. Prune shrubs and plants
A neat and tidy yard is a must for a great first impression. This is the time to shape up shrubs and hedges, edge any gardens or flower beds, and cut back any dead plants.
2. Cover up patchy lawns and add flowers
After the long, dreary winter, new plants are exactly what your property needs to brighten things back up. Incorporate planters on your porch, add some hanging baskets, and freshen up your front garden.
"Consulting a professional landscape or yard specialist who can help with sod, seed planting, and flowers is so important," says Pedri.
If your lawn is patchy, you might also consider covering up the unsightly spots with flowers or a handy cardboard garden.
3. Outdoor lighting
Lighting outside your home is both practical and beautiful. You can use LED pathway lights, spotlights, or even sconces. If you have a seating area on your porch, bring in some outdoor lanterns or string lights to amp up the cozy factor.
4. Check for repairs
Over time, the outdoor elements can take a toll on your gates and fences. Check for weak spots, peeling and faded paint, and broken hinges.
5. Spring yard cleaning
From dead leaves and weeds to accumulated debris in the eavestroughs, freshen up your property by getting rid of the old.
6. Clean your windows
It’s time to break out the sponge! Scrub off grime, dirt, and other icky debris with soapy water then use a squeegee for a sparkling clean finish.
